How long does it usually take to build a new home?
Each type of home has a unique timeframe for construction, whether it is a single-family or a custom home. In addition, each custom home builder can vary on the timeframe to build their product. According to our professionals, a new home can take an average of about 120 to 180 days from purchase to completion, but there can be opportunities to purchase a new home with a much quicker delivery time. A custom home may take 10 to 12 months to build, in our experience. Please contact Armani Development for more information based on your new home criteria.
Which features are most important to me?
There are many ways to upgrade a new construction home, and the additions can add up quickly to your base price. Don’t get caught in the financial trap of having too many builder upgrades that you can’t afford. Instead, think about what features make the most sense for your family. Do you cook all the time? Focus your upgrade budget on the kitchen and countertops. Do your kids need room to play? Deck out your backyard. You probably can’t have it all, so it makes sense to understand your priorities before you step foot in a design meeting. Contact us today, and we can provide a custom home builder who will address all of your needs.
What kind of deposit is required?
There are a lot of variables that determine the amount you will be required to put down as a deposit for your new home construction. Some of these variables are based on the type of financing you use to purchase your brand new home, your credit scores, the type of home you are buying, and the amount of upgrades you add.
What options should I consider adding to my home?
One of the most outstanding benefits of buying a brand-new home is the ability to personalize it to fit your lifestyle, your design preference, and the color scheme that you find most appealing. Most importantly, when you build a new home you should consider how you live in your home and what added square footage you will need. It is easier to add space when you are planning instead of after the home is built. Contact us to find a custom home builder today!
What is my budget?
You should work backward to create your budget. How much can you afford to pay in mortgage payments each month? From there, you can see what type of financing you can get. This should give you a clearer view of your bottom line price. You will also need to consider a down payment for your new home construction as well.
How much will closing costs be?
There are many items that determine what amount you will need for closing. Some are related to taxes based on the location of your new home construction, some are based on the builder’s incentive, and some are based on the specific financing you are using. Armani Development can give you a more specific amount and assist you with more details.
When should I apply for a loan for my new home?
Armani Development will outline the timeframe in a contract agreement to give you guidelines for when you are required to apply for your new home loan and when you are required to have your loan approval in order to begin your new home construction. Generally, it’s in your best interest to apply for your new home loan within 10 days from the date of your new home contract.
Can I see houses and subdivisions that you have already built?
You should be able to see houses and subdivisions that were built by your custom home builder, and we would be happy to provide those locations to you. We can offer many examples of homes we have built. Taking a drive through our established neighborhoods is an invaluable experience. You can see how our houses have aged, and it will show you what a house looks like beyond the perfect model home.
Do you have a model home that I can tour?

When do I owe money?
Most builders ask for a deposit when signing the purchase agreement. This amount will get rolled into your down payment later. Then, you typically owe money for upgrades. Builders want to be able to get money back if the deal falls through, and they can lose money on upgrades if they sell your house to another person. Some builders will ask for you to pay for the upgrades in cash, but other builders allow you to roll it into your financing. Finally, you will pay your down payment at closing.
